What Is a Real Estate Inspection?
A
professional real estate inspection is an accurate
unbiased assessment of the physical structure and systems of
a residential home or commercial building, from
the foundation to the roof. Having the property inspected by
a professional inspector is like giving the property a
physical check-up. This provides you with information with
which to evaluate real estate.
Why Get a Real Estate Inspection?
Inspections are designed to make you aware of the positive
and negative features of the property to make you a more
informed buyer. This is invaluable information when you are
considering a large financial investment. As a seller, an
objective inspection report may help you in getting your
property ready to sell for top dollar.
What Does the Inspection Include?
The inspector's report will review the condition of the
building's heating system, central air-conditioning system
(temperature permitting), interior plumbing and electrical
systems; the roof, attic, and visible insulation; walls,
ceilings, floors, windows and doors; the foundation, and
visible structure. We also offer termite inspections, septic
and well inspections, pool and spa inspections and mold
inspections.
Are your inspectors licensed?
Yes, all of our home inspectors are licensed by the
Texas Real Estate Commission and our reports conform to the TREC
Standards of Practice.
Are your inspectors insured?
Yes, we provide a liability policy on each inspector.
Are your inspectors engineers?
We have
Professional TREC inspectors and
Professional Engineers available.
How much time does an inspection take?
We allow 1 hour for each one thousand square feet
of space. Each home or building is different, so this time can
vary.
Should I be present at the inspection?
We strongly encourage you to be present at the
inspection, especially for a short time at the end of the
inspection. This will give you an opportunity to raise any
questions and for the inspector to go over his findings. If you
are not present, you can speak with the inspector by phone if
you have questions after receiving the report.
When will I receive my report?
Our inspectors will send your report via email or
fax within 24 hours of the inspection.
Do you offer termite inspections, security system
inspections, and mold inspections?
We have pest control sub-contractors who are
licensed by the State of Texas Structural Pest Control Board and
we are able to schedule one of them for you, if you need a wood
destroying insect inspection.
Brinks Home Security will inspect your
security system and we will schedule them to be there at the
same time as our home inspector, if requested.
We are able to schedule a mold assessment
consultant licensed by Texas department of State Health Services
to inspect for mold issues, if this is what you need.
Do you inspect swimming pools and
spas, septic systems and wells?
Our TREC inspectors are qualified to inspect
swimming pools and spas.
For septic systems and water wells, we can schedule an
inspector licensed by the National Association for Wastewater
Transporters to be there at the same time as the home inspector.
